Asset Enhancement and Strategic Value Add services for Limerick One Shopping Park (formally Childers Road Retail Park). Limerick One extends to 240,000 sq ft of Retail, Food and Beverage and Leisure space across 15 units. Key Tenants include: The Range, Sports Direct, Next, Boots and Dunnes Stores.
Bannon were appointed as Strategic Advisors for the scheme, which at the point of instruction, was fully let and the top performing park in the region.
Bannon’s role was to enhance the investment value of the scheme through the implementation of asset repositioning strategy, consumer marketing initiatives and rental value growth.
The core thesis of the asset strategy was to enhance value of the scheme through improving the perception of the park in the eyes of the two most important drivers of retail asset value, the customer and the relevant market stakeholders.
Bannon Consultancy Team conducted a complete rebrand of the asset to capitalise on the schemes regional significance and unique tenant mix, which included a rebrand from Childers Road Retail Park to Limerick One Shopping Park. Included in this rebrand were extensive remedial works to the carpark and service yard (in conjunction with Bannon’s Management Team) to create a more efficient and safe scheme in the eyes of both customer and tenant.
Bannon also provide ongoing asset monitoring as well as strategic advice on future value add initiates.
