Property Management

The Bannon team is one of the largest and most experienced commercial property management teams in Ireland. Whilst being well known as leaders in the retail sector we manage an extensive portfolio of commercial real estate including Offices, Shopping Centres, Retail Parks, Industrial & Distribution facilities, Mixed-Use buildings and High Street investments.

Retail

Bannon is the largest manager of retail assets in Ireland, looking after schemes that generate over 130m of customer visits annually. We currently manage 55 retail schemes which is the largest portfolio of any agency in Ireland by a considerable margin.

Office

Bannon manage a significant portfolio of office buildings, collectively extending to over 1.56 million sq.ft. These include state-of-the-art new office buildings in both Dublin City Centre and suburban areas, built in the 1990’s & 2000’s.

Industrial

Our comprehensive management portfolio includes state-of-the-art pure storage warehousing, strategically located distribution hubs, cutting-edge research and development facilities, as well as modern buildings with a high proportion of offices.

Property Reporting Online

As part of Bannon’s Property Management service, we provide a bespoke online reporting platform, Property Reporting Online (PRO). The platform is designed to ensure that Bannon’s clients have instant access to up-to-date and accurate information on assets under our management, whenever needed.

PRO is designed to provide our clients with detailed information that is easy to use, easy to find and easy to navigate.

The system presents all relevant property management information for the specific property including monetary collections, asset performance, energy data and key updates.

In utilising the Bannon PRO system, the following benefits are enjoyed by our clients:

Provides a focus for property management meetings
Aids decision making by ensuring that all stakeholders have fingertip access to the key data
Includes key data dashboard to allow clients quick assimilation of KPI’s
Functional across PC’s, tablets, phones etc providing an important support to remote working

As the system is live 24 hours, information is always available to our clients. The rent collection data is updated monthly with footfall and turnover data uploaded weekly/monthly, dependent of the systems that are in place on the ground.

Health & Safety Management

Bannon has partnered with SeaChange, Health & Safety Consultants, across the entire management portfolio. This Risk ManagementPartnership Solution is a one-stop shop for all Health & Safety (H&S) compliance and proactive risk management requirements.

This includes the implementation of a bespoke, practical, and visual system for which staff, contractors and site stakeholders own and use in order to Sea Change maintain H&S compliance and general standards as required in the property management sector.

The process challenges pre-existing methodologies that may have evolved over the years and provides a consistent approach to Risk Management and Health & Safety with a system of KPI’s in place to drive an ongoing improvement in standards over time.

Our risk management philosophy is one that encourages and leads a sustainable safety culture from the ground up.

The SeaChange-Bannon Partnership provides a robust mechanism for Bannon-client organisations to:

Identify and prioritise risk
Manage that risk effectively
Ensure better results (e.g. reduced accident / claims rates); and
Leverage insurance premiums, especially in the current commercial market.

Contractor Management

Bannon has an in-house procurement department through which all contractors that wish to work on Bannon schemes are vetted. To become a Bannon Verified Supplier our contractors must meet the following minimum criteria:

Provide evidence of full insurance cover to set minimum levels
Provide evidence of tax compliance
Have robust and market leading Health and Safety policies
Confirm that they have innovative Environmental Policies in place and will adhere to Aviva’s sustainability requirements going forward.
Provide confirmation that the contractor complies with all applicable Employment Equality Legislation.
Provide confirmation that they pay their employees in line with legal requirements and Employment Regulation Order (ERO) levels as per JLC legislation.

The in-house procurement team ensures that only contractors of the highest calibre are engaged to work in properties managed by Bannon. Bannon also places an emphasis on creating social value with our soft services providers. We ensure that we minimise our impact on the environment while promoting an environment of collaboration and social inclusion amongst all individuals that contribute to the management of our properties.

Digital Handbook

There is an enormous amount of technical data required for buildings, including: drawings, certification and safety files. This data is traditionally stored in physical format sometimes on-site, sometimes in the management agent’s office and sometimes with the Investor or original design team. In many cases the technical data relevant to a building will be spread across a combination of these locations. Bannon have created a digital platform to store all of this data in a format which makes it easily accessible in order to:

Facilitate new building Users
Ensure up-to-date compliance with statutory obligations
Allow assessment and implementation of refurbishment projects

The collation of all this data onto a bespoke accessible platform assists in efficient decision making for Investors. The platform allows quick and efficient updating of statutory obligations across the portfolio through a single point of data entry.

Building Virtual Tours

A virtual tour provides an interactive visual tool that can be utilised to provide a more immersive experience for a property. As a tool, a virtual tour can be used to enhance communication between all Users of a building through the visualisation of space. VT’s are an excellent resource to have when conducting meetings or dealing with disputes. VT’s may also assist in communicating with contractors coming onto site, as well as improving the efficiency and delivery of the service. Lastly, and most importantly, VT’s can greatly assist letting teams as they allow them to provide remote viewings and reach a much larger audience.

This innovation aids decision making by allowing Investors to quickly access images of any building in the portfolio through our reporting platform. It also allows members of the Bannon teams to review the same footage contemporaneously with clients to discuss management decisions and initiatives.

Recognising the systemic threat that the climate crisis represents to the real estate sector Bannon established its own Sustainability Consultancy, Evia, in 2019.
