M3 Gateway, Clonee
Land Sale
These strategically located lands on the M3 motorway in Clonee are situated adjacent to a substantial data centre development. The Vendors wished to capitalise on the strong demand amongst developers for well-located sites with good infrastructural links suitable for logistics/warehousing facilities or a potential data centre.
Bannon undertook an assessment of the market and identified a wide range of potential purchasers for the lands given the employment/industrial zoning and the demand amongst logistics/warehouse developers. Given the level of demand for similarly zoned land close to the M50 and the existence of a potential Special Purchaser a decision was made to offer the lands for sale by Tender rather than a private treaty/best bids process.
Utilising the optimum sales method, the lands were sold in excess of the €10m guide price following completion of the Tender process. This disposal method resulted in a shortened timeframe for the Vendor both in terms of the sales process and the completion of the legals.
