The client, a private individual, was in the process of downsizing to a more suitable property and held a residential asset with significant development potential. The objective was to maximise the property’s value by highlighting its inherent development potential in a sought after south Dublin location. Bannon received instructions to conduct the disposal of the property and ensure optimisation of the assets value.
Bannon utilised years of experience in the development land sector to set out a pathway for the disposal of the property. This comprehensive approach commenced with due diligence and procurement of an Architectural feasibility study which informed the potential development yield on a medium and high density basis. Following on from this study development appraisals were undertaken leading to the identification of an appropriate guide price.
Bannon subsequently conducted an extensive public marketing campaign exposing the property to a wide range of developers and construction companies. The team harnessed its in-depth understanding of the development sector and oversaw a competitive sales process which was navigated through successive interest rate hikes.
After a successful marketing campaign, which attracted a wide array of interest, multiple bids were received from a number of parties who were financially assessed so as to minimise execution risk for our Client. The process ultimately culminated in the timely completion of the sale which delivered on the Client’s initial objectives.
