Balbriggan Sites Commercial Analysis

In late 2022 Bannon were instructed by Fingal County Council to carry out a commercial analysis to inform the development proposals of two major regeneration sites located in centre of Balbriggan Town. The report made recommendations for sustainable commercial and community uses at the DeBruns site, between the Main Street and Millpond Park and the waterfront site.
The study involved engaging with the client team to carrying out an initial inspection the sites and undertaking a vacancy survey of the Main Street developing an understanding of the current retail environment in the Balbriggan Town Centre. An assessment of available and forecasted growth in the catchment population and spend was assessed to deliver a commercially sustainable recommendation for the commercial operator that aims to improve the mix of the Main Street while delivering an option that is an appropriate and sustainable use for the local community.
The Bannon study made recommendations to regenerate the Debruns site with dining and community offers to create a central hub in the town and to bring food and outdoor activities offers to the waterfront site, promoting a connection between the Town and the beach and harbour.
