Case Study
The Retail Park Liffey Valley
Asset Management
Bannon is appointed as strategic advisors, performing asset management and enhancement services for The Retail Park Liffey Valley (RPLV) on behalf of its investment institution owner. The role initially involved stabilising rental income and lease positions during the economic recession, this has since evolved to capitalising on strategic value-add opportunities.
Bannon’s role has required a multi-faceted, proactive approach to value enhancement. The team established a regime of informative asset monitoring and reporting, providing regular updates to the client. At the time of instruction, Bannon’s primary role was to protect asset value through income and lease management. Recently, Bannon’s consultancy team refocused the strategy, capitalising on RPLV’s strategic position and large catchment area. This involved a scheme wide rebrand and lettings strategy. Targeted consumer and occupier marketing initiatives were implemented aiming to increase the catchment penetration of the park while adding value through the letting of vacant space.
The scheme has flourished under Bannon’s decade-long involvement and our role has and will continue to evolve with the everchanging Irish retail market. RPLV has undergone its largest step in realising our value-add strategy, with the Bannon letting team securing high-profile international occupiers, with the scheme nearing full capacity.
