Swan Centre, Rathmines is a mixed-use scheme located in one of Ireland’s most affluent catchments, 3 kilometres south of the City Centre. The Centre anchored by Dunnes Stores and an 8 Screen Omniplex Cinema extends to c. 16,000 sq. m (173,000 sq. ft) and comprises 50 units along with an underground car park with 327 spaces. One of Ireland’s oldest shopping centres The Swan first opened in 1984. Bannon were appointed by Sawbridge Limited as sole leasing and managing agents in 2014. Our task was to develop a strategic vision for the Centre which had large vacancy and a retail mix not commensurate with its catchment.
Bannon on appointment carried out an extensive leasing strategy to assist in repositioning the scheme which had suffered from a high level of vacancy. The owners embarked on an extensive €2million refurbishment and the scheme was relaunched as the primary retail destination within Dublin 6. Bannon commenced an implementation of their strategy and delivered a new occupier mix to match the catchment, attracting a best in class mix of retail, restaurant and health and beauty offerings.
The Swan Centre is the primary retail destination for convenience shopping in Dublin 6. The repositioning of the Centre has resulted in a vastly improved Occupier mix including new lettings to Siam Thai, Carraig Donn, Bow & Pearl, The One, L’Ombre Hair & Beauty and Specsavers. Bannon is continually focused on attracting best in class occupiers to further improve and enhance the offering.
