Bannon were appointed to provide property management services to the asset in 2020. We were tasked with providing bi-annual property inspections, collection of monthly ESG information, stakeholder engagement, and day to day property management services. At the time of our appointment, the property was vacant and required refurbishment to improve its ESG credentials and to support the reletting of the asset.
On our appointment, we met with the property Owners to understand their commercial and ESG objectives for the asset and to work in partnership to develop an actionable and easy to use reporting platform. As part of our initial review, we undertook an analysis of the operating performance of the asset and assisted with the development of a refurbishment plan to improve the BER rating of the property from a poor D1 rating. From the outset, we used our experience to fully understand the asset and the local environment and to assist our client meet their objectives.
We successfully worked in partnership with the Owners to deliver a refurbishment plan that improved the BER rating of the property to an excellent B1 rating. Our clients ESG objectives aligned with their commercial objectives and lead to the reletting of the asset to sportswear giant JD Sports on a new modern Green Lease.
As a long-term property owner, our clients focus was to develop and maintain long-term relationships with the occupier. By using our talented and experienced surveyors, bespoke reporting technology and teamwork, we assisted our client with meeting their objectives for the asset and we continue to provide ongoing sustainable property management services.
The property was subsequently sold in 2023 and Bannon were retained as the property management agents on behalf of the new Owners.
