Investment Sale
This complex asset comprised two historic office blocks sitting above the well know Merrion Shopping Centre. Bannon won the pitch to sell this asset from Irish Life against strong competition.
The Nutley Block was multi-let and the AIG Block was single-let but no longer occupied by the original occupier. Both had a relatively short term certain. Key to their disposal proposition was to identify the re-development opportunities inherent in this stranded office asset. This was achieved by working alongside an architect to draw up various design options which included hotel and office concepts. These were included within the marketing material with a bespoke online sales data room.
The marketing campaign for the “The Property” culminated in an acceptable bid from M7 who entered a period of exclusivity. A protracted period followed with the purchaser ultimately signing contracts at €14,070,000 on the 23rd December 2021.
