The Task
Hammerson, an owner and manager of prime retail and leisure anchored city destinations across Ireland, UK and France, requested a programme of property inspections across their Dublin Central property portfolio. The properties included 36 retail, F&B (Food and Beverage) and car park units, occupied and leased on an FRI (Full Repairing & Insuring) or effective FRI leasehold basis. The primary purpose of the inspections was to assess, report, and highlight any health and safety issues not being addressed by individual occupiers.
The Skills
A four week inspection programme was proposed to allow time for the reports to be prepared, edited, issued and reviewed by the client. A sample Building Inspection Report was created, and its format was approved by the client along with a property inspection listing and schedule as outlined below:
- Weeks 1-3: A schedule of property inspections was carried out through appointments made with each occupier. Following each inspection a report was prepared, edited and reviewed by senior members of the Property Management team.
- Week 4: Final review and editing of all reports were conducted, along with the preparation of an Inspection Summary Report featuring embedded photo links for ease of reference and description. The report included concise summaries of noted inspection issues, along with commentary on possible resolutions.
The Result
A summary of the Building Inspection Report findings, together with copies of each individual report, was made available to the client via a secure SharePoint file link. During the client review meeting, example reports were easily accessed and shared to highlight key findings and confirm any follow up actions promptly. The client was impressed with the level of detail, ease of reference and compatibility with their risk management platform.
