Case Study
Gateway Retail Park
Leasing Agent
Oaktree purchased Gateway Retail Park in 2016. The scheme’s occupier line up included B&Q, New Look, Next & Dunnes Stores. The site held the opportunity for a second phase and Bannon were retained to pre-let the units, to facilitate the development.
Bannon brought experience garnered from working on similar schemes and knowledge of retailer requirements to assist the owner’s team to design a development which suited target retail requirements. Bannon identified key target occupiers for the scheme using the team’s market knowledge to identify gaps in the Galway market and scheme, and prepared the required marketing material promoting the quality of the scheme’s catchment and prepared direct meetings with target occupiers.
Bannon successfully agreed an anchor deal with a flagship 6,000 sq. m. (64,500 sq. ft.) Harvey Norman store. Deals followed with Boots, Carraig Donn, Pet Stop, Evergreen and The Warehouse Gym completing the 15,500 sq. m. (166,840 sq. ft.) Phase 2 development. The Bannon team also negotiated the upsize of Dunnes facilitating the re-fit their store. Gateway Retail Park is now Galway’s largest retail scheme with 30,000 sq. m. (320,000 sq. ft.) of retail accommodation. The addition of the new occupiers and a strategic approach to the mix has made Gateway a regional draw in the west of Ireland.
