Fitzwilliam 28, Dublin 2
Leasing Agent

The Task

Bannon were initially instructed by ESB to form part of a professional group to assess submissions as part of an architectural competition for the development of 27 & 28 Fitzwilliam Street. ESB were developing this prime site to create a new corporate HQ for ESB, together with a second block which would be available to lease. Bannon’s role for the development of 27 & 28 Fitzwilliam Street spanned multiple functions across the firm including; architectural selection, design consultancy, valuations and appraisals, acquisition agent, joint letting agent for Fitzwilliam 28 and ultimately joint sales agent for Fitzwilliam 28.

The Skills

Having successfully completed the design development stage and planning permission was secured. The Bannon office team together with our joint agent were tasked with securing a building in excess of 120,000 sq.ft. on a 5 year lease to house ESB employees during the development phase of the project. In tandem Bannon were working with ESB’s steering group and our marketing partner to develop a brand for the scheme for launch. Fitzwilliam 28 was a truly unique proposition, located in the heart of Georgian Dublin and so our marketing collateral focussed on the historic significance of the location but also implemented a contemporary feel to match the high specification and sustainability credentials of the building. Fitzwilliam 28 was successfully launched to the market via an extensive marketing campaign.

The Result

Following our marketing campaign a pre-let was agreed with Slack Technologies Limited.

During the construction phase, we were successful in securing over 120,000 sq.ft. of office accommodation at One and Prime at Gateway to temporarily house ESB employees. This letting represents the largest deal agreed in that year and allowed the ESB team to progress with the development project.
