As part of their headquarters re-development, our client ESB asked Bannon to source a Food and Beverage occupier for a public facing element of the development, fronting onto Baggot Street. The key was to target a best in class” operator commensurate with the quality and nature of the development.
The occupier mix in the immediate area had a large proportion of coffee-oriented offers and when identifying target occupiers we agreed to focus on an offer which was more food focused and would be complimentary to the wider development and existing uses in the locale rather than competing with same. The intent was to ensure the long term viability of the target occupier while trying to limit too much competition for the same customer.
The premises has some technical restrictions which limited extraction, and this needed to be borne in mind when identifying target occupiers.
We developed a multi-layer marketing campaign which had traditional advertising elements alongside a bespoke marketing pack promoting the building and location, highlighting the current and future neighbouring occupier and office population.
Using our extensive knowledge of the current requirements and relationship with F&B operators we used the marketing pack to directly target a pre-agreed list of targets. The approach was tenant mix driven rather than a pure rent focus.
We arranged multiple meetings and viewings and liaised with the client and technical consultants on both sides to ensure the potential operators could deliver in terms of the food offer and work within the technical restrictions.
Bannon secured multiple offers from a range of different operators and through a considered approach the decision was made to proceed with Eathos. The lease was successfully negotiated, and the unit opened in Summer 2023.
