Bannon were appointed design consultants and joint letting agents by Irish Life for the redevelopment of a prime commercial site on the corner of Earlsfort Terrace and Adelaide Road. The development would involve the demolition of existing buildings on site and the construction of a prominent Grade A office building. Given the super prime location and having regard to competition in the market place, our task was to differentiate the proposed scheme through a marketing campaign, focusing on the unique design, enhanced specification and environmental and sustainability credentials. The aim was ultimately to secure a pre-let to a ‘blue chip’ occupier and thus maximise the value of the asset for our client prior to construction.
As design consultant, Bannon formed part of the design team and participated in workshops to develop a specification for the development that would meet modern occupier expectations and exceed industry norms.
During the planning process Bannon and the joint agent began the process of developing a brand for the scheme and preparing marketing collateral. The importance of defining the unique characteristics of Cadenza within our marketing strategy was highly important in individualising the scheme and creating a ‘point of difference’. We presented preliminary details to a number of large active requirements that we were aware of in the market and began exclusive negotiations with Intercom.
The uniqueness of Cadenza’s external limestone veil façade, double height curved glazed reception and interior design made it stand out amongst the competition. Applying and honing in on these aspects, together with its location through presentations and marketing collateral made it a difficult proposition for potential occupiers to ignore, noting that other competing schemes were on-site and more advanced. A pre-let to Intercom was secured in 2019 and construction is currently on-going (the site was closed during level 5 restrictions).
