Originally let as one building, Units 1 & 2 Blanchardstown Business Park were subsequently sub-divided and common areas in the building and estate were created. Upon our appointment in 2022, Bannon was tasked with implementing a service charge regime and to address major issues with the common sprinkler tank.
The management team reviewed the lease documentation and established that the service charge covenants in the lease were not utilised on the ground. An on-site meeting was held with both occupiers; Innalabs & Edward’s Vacuums, to discuss the common areas that required maintenance. The main concluding focus was a large sprinkler tank and associated plant which was beyond repair and needed to be replaced. Other common areas included inner estate roads and landscaping. Bannon tendered the sprinkler tank works and set up a service charge regime for the development that included the full replacement and ongoing maintenance of the sprinkler tank and upkeep of common areas.
A service charge regime that meets the operational requirements of both buildings for the tenants and safeguards the value of the asset for the Owner .
