Athlone Towncentre
Property Management
In response to the growing importance of sustainability in commercial property the owners of Athlone Towncentre (Hurley Property ICAV) and their asset managers (Alanis Capital) tasked Bannon and Evia with an ambitious project to enhance energy efficiency at the shopping centre. Athlone Towncentre opened in 2007 and is the premier shopping destination in the Midlands. It is home to brands such as M&S, Zara, TK Maxx, Next, River Island, Sports Direct, JD Sports, Tommy Hilfiger, Rituals, Pandora and many more.
With a total capital investment of €1.6 million, the project aimed to reduce energy consumption through three main phases: lighting upgrades, building management system (BMS) enhancements, and improvements to the geothermal system. By addressing critical infrastructure and implementing modern, high-efficiency units, the goal was to not only lower operational costs but also align with the centre’s commitment to environmental responsibility.
Bannon and Evia brought a wealth of expertise to the table, leveraging their knowledge in property management and energy efficiency solutions. The project required meticulous planning and execution, from selecting the right LED fixtures to integration with the BMS for intelligent control. The ability to oversee the entire process, from conception to implementation, ensured seamless integration and maximum efficiency gains across a wide range of teams and disciplines. Furthermore, this collaboration enabled the centre to adopt cutting-edge technologies and sustainable practices, positioning Athlone Towncentre as a leader in environmentally conscious shopping centre operations.
The completion of the energy upgrade project yielded significant results for Athlone Towncentre and its occupiers. The transition to LED lighting not only improved illumination and substantial energy savings but also led to improved customer experience. Integration with the BMS enabled remote monitoring and control, further optimising energy usage and reducing service charge liability for occupiers. Additionally, enhancements to the scheme’s geothermal system underscored the centre’s commitment to sustainable energy solutions by fine-tuning the system’s efficiencies to provide low-cost heating and cooling to the whole centre. Overall, the project’s success demonstrates the tangible benefits of investing in energy efficiency and embracing sustainable practices, paving the way for a greener, more sustainable commercial real estate landscape.
