Anchor Lettings
Quintain’s Crossings development at Adamstown in west Dublin, Ireland’s first new retail town centre since 2010 will provide the key retail offering for the wider Adamstown area. To ensure the success of the development the initial key target was to attract a strong grocery anchor for the scheme.
Bannon analysed the catchment to understand both the spend opportunity from existing and future housing and the competitive landscape of grocery offers in the area. The team identified the underrepresented operators and deployed a multi-disciplinary team with consultancy and leasing expertise to advise Quintain on occupier requirements and optimum layouts for potential anchors. We developed a marketing strategy and directly targeted the key retailers for the development, setting out the trading opportunity for each.
Bannon were successful in securing deals with Tesco and Aldi, who will trade alongside each other for the first time in the Irish market providing a compelling anchor line up for the new town centre. Combined the 2 supermarkets will occupy 5,200 sq. m. (56,000 sq. ft.) with over 400 car spaces overhead. They will anchor the town centre’s 20 additional retail units. Successfully securing and negotiating deals with 2 grocery anchors in a format consistent with town centre planning restrictions is another first for the Irish market.
