Bannon’s involvement began with the acquisition of the Hanover Building on behalf of Hibernia REIT Plc. in 2014. Hibernia were assembling a number of adjacent sites in the Windmill Lane area of the city with the aim of creating a new distinct office district. The demand for office accommodation in the expanding and thriving ‘Silicon Docks’ area of the city was high and therefore the Hanover Building was a key acquisition, extending and enhancing our clients vision for this new city quarter. Bannon were appointed as design and place making consultants and sole leasing agent for the proposed redevelopment of the scheme.
As design consultants Bannon worked with the project team in finalising a planning application for the redevelopment of the Hanover Building with a particular emphasis on asset enrichment, to create an end product to meet new market standards and ultimately secure a letting of the property to a high calibre occupier. This was achieved through advise on floor plate efficiencies, the addition of terraces, penthouse floor and superior end of journey facilities together with enhanced sustainability initiatives. The marketing campaign was centred around positioning the now 2WML as a ‘best in class’ Grade A office building via a strategic marketing plan and bespoke collateral and market launch.
Our clients vision was to create a working environment that “connects people and inspires creativity”. The Windmill Quarter as it is now known has been transformed into a vibrant social hub benefitting from a mix of office, shared amenity and cultural spaces. Following an extensive marketing campaign, Bannon successful leased 2WML to Zalando and Udemy.
