Tipp Town Shopping Centre, is a convenience led shopping centre situated on the N24 between Limerick and Waterford City. The centre totaling 13,152 sq. m in area is anchored by a 5,713 sq. m Dunnes Stores and comprises 11 retail units. The scheme has a surface car park with 308 spaces. Originally developed in 2007, Tipp Town was purchased by Davidson Kempner in 2015.
Bannon and Cushman and Wakefield were appointed as joint leasing agents and where tasked with reducing voids and improving the occupier mix to deliver a balanced centre that serves both a local community and draws from a further catchment.
Bannon on appointment carried out a review of the existing mix, carried out a gap analysis and developed a leasing strategy to capitalize on the scheme’s strengths. Our approach was to understand the asset and using our knowledge communicate this message effectively and directly to potential occupiers. Using data on the catchment and spend potential we set out to demonstrate the solid business opportunity the scheme represented.
Tipp Town is the core centre for retail in Tipperary Town. In addition to the existing mix, we delivered an enhanced fashion offer by securing a MSU letting to DV8. The addition of this brand enhanced the appeal of the Centre to a younger customer and draws from a further catchment. Creating a larger pharmacy offer brought a loyal and repeated customer. We continue to enhance and add to the mix to ensure the centre attracts a consistent footfall and a reason to visit.
